Who permits a metal building in Atascosa County, TX?

The county Fire Marshal, once the lot is outside every city line. The office in Jourdanton, 830-769-2029, permits a new commercial or public building and a remodel for a new type of business. You file an application with two sets of plans or one digital copy, and the permit cannot issue before the Fire Marshal reviews them. Draw to the 2024 International Fire and Building Codes, adopted with local amendments effective July 27, 2026; start inside 180 days or the permit goes invalid (Atascosa County Fire Marshal, permit process overview and 2024 code amendments, read 2026-09-13). Only a county over 250,000, or one next to it, may adopt a county fire code.

Does the county check your TDLR registration before it issues the permit?

It does, and can refuse the application. Where Government Code Chapter 469 on architectural barriers applies, the Fire Marshal's office may refuse the permit application, and construction may not begin until the project is registered with TDLR; you supply the registration number and Form AB042 (Atascosa County Fire Marshal, permit process overview, read 2026-09-13). No other county record here puts that check at the counter. The line is $50,000 in estimated construction cost, and statute bars a local permit application before the plans go to TDLR. The sequence is in the San Antonio and Bexar County permit guide.

What does the ground do to a slab in Atascosa County?

Three different things. The largest unit, about 25 percent of the county, is Amphion-Floresville-Imogene, deep loamy soils whose named limitations are shrinking and swelling, corrosivity to uncoated steel and low soil strength. About 17 percent is Nueces-Aluf-Hitilo sand running to rapid permeability, and in the Monteola-Weigang-Campbellton unit the Weigang soils are limited by shallowness over bedrock. Caliche is a parent material here (USDA Soil Survey of Atascosa County, Texas, 1980, read 2026-09-13). Hand the engineer the corrosivity line: anchor bolts, column bases and buried conduit sit in that soil. Clay, sand and shallow rock want three different foundations, so the soil report comes before the slab drawing.

Where does the water go, and is this the Edwards Aquifer?

Floodplain yes, aquifer no. The county Floodplain Protection Order appoints the Emergency Management Coordinator as Floodplain Administrator, who decides them. The order names the role rather than a person and publishes no direct number, so it routes through the county permit offices on 830-769-2748 (Atascosa County, floodplain order, read 2026-09-13).

Atascosa is not among the San Antonio-region Edwards Aquifer counties TCEQ names, which are Bexar, Medina, Comal, Uvalde and Kinney; Bexar County carries that one. Wells are separate: the Edwards Aquifer Authority covers portions of Atascosa, and drilling into or through the Edwards takes a $25 permit application first. Stormwater runs on acreage: one acre for coverage, five for a Notice of Intent.

Septic, power and a 911 address on a bare tract

Septic goes to county Environmental Health in Jourdanton, 830-769-2748. Every system in the county requires a design by a licensed site evaluator, a registered sanitarian holding a site evaluator license, or a licensed professional engineer, so no owner-drawn route exists. The county prices a commercial conventional system at $350 and a commercial aerobic system at $600 (Atascosa County Environmental Health and septic fee schedule, read 2026-09-13). State rule counts any building that is not a dwelling or duplex as commercial. Karnes Electric Cooperative serves Atascosa and wants a 911 address, a filed warranty deed and notarized easements before the cost estimate, so start the address early, and which utility serves a given tract depends on the address. The order of those calls is in the septic, water and electric guide.

The driveway is two permits, depending on the road

County road, county permit. Onto a state highway it is TxDOT instead: Form 1058 from the owner, no work on the right of way until the permit is executed, after 24 hours notice to TxDOT. Frontage shapes the site plan here, because the county adopted commercial driveway standards on June 25, 2018 (Atascosa County, comprehensive fee schedule and commercial driveway standards, read 2026-09-13):

  • Commercial driveways are spaced at least 60 feet apart.

  • On major thoroughfares that spacing is 120 feet.

  • A commercial tract with 95 feet or less of frontage gets no more than one driveway.

  • The commercial driveway permit is $500 per driveway.

Inside Pleasanton, Jourdanton, Poteet and Lytle, the city permits

Four cities run their own departments here, on four code editions (city pages, read 2026-09-13, linked under the permit stack below).

  • Pleasanton takes a commercial permit through its online portal with engineered plans, on the 2015 International Code Council editions, and requires a permit for an accessory structure over 200 square feet. That threshold sits in the residential part of its page, which states none for a commercial accessory building. 830-569-3867.

  • Jourdanton, the county seat, is on the 2006 International Building Code with an outside inspection company, 830-769-3589.

  • Poteet permits any structure, residential or commercial, and says commercial plan review normally runs two to four weeks where no civil engineer review is needed, 830-742-3574.

  • Lytle is on the 2021 International Building Code and requires a Fire Marshal plan review and inspection on every commercial application before a certificate of occupancy, 830-709-3692.

Who are the metal building contractors in Atascosa County, TX?

Ask who carries the TDLR registration number into the Fire Marshal's office, because this is the one county here whose own document lets the office refuse the permit application until the project is registered (Atascosa County Fire Marshal, permit process overview, read 2026-09-13). Then ask who seals the engineered foundation plan over clay, sand or caliche, and who prepares the septic planning materials.

An independent local metal building contractor who works Atascosa County prices the job, and no Texas builder license sits behind that title, which is set out in the San Antonio and Bexar County permit guide. The build order is in building a metal building in San Antonio, the next sheet west is Frio County and the next one east is Karnes County, and the common builds here are commercial metal buildings and metal shops and workshops.

Every row is Atascosa County's own answer, read at the county's site on the date shown, and no row is borrowed from the county next door. Where the county's site lists nothing, that is what the site lists, not a finding that a building there is unregulated: the state $50,000 registration and stormwater coverage by acreage apply whatever a county publishes, and so do the 11 rules above that Atascosa County does publish, each on the terms its own row states. A city inside the county runs its own permits, so an address inside one is confirmed with that city, and the cities this page describes are the ones whose own pages were read.

Atascosa requires a county permit before a new commercial or public building, while Karnes County names no building official on any page read. All seven rows, and the cities inside each that publish their own permit page, are on the seven-county permit directory.
